Abstract: paper analyzes the smart technology in housing

different devices and appliances used in our daily lives. In the conventional
devices actions must be actively triggered from inside the house. Then there
was the environmental control system which means setting some actions to be
triggered at a certain time of the day. Example of that is setting the
irrigation system to be triggered at a certain time of the day or setting the
curtain to be on and off in day or night time. Moreover, the environmental
control system can be integrated in the smart housing system. In the past few
decades smart housing became more popular. The main advantage over the other
systems is the ability to monitor actions inside the house and take automatic
actions. Smart housing changed the way we think of homes and their internal
management. This paper analyzes the smart technology in housing considering its

Smart housing is housing that includes the technology to allow for
devices and systems to be controlled automatically. Smart housing technically
is a collective term for information and communication technology used in
houses where the various components / systems are communicating via a local
network to monitor, warn and carry out functions according to selected criteria
as well as making the automatic communication with the surroundings via the
Internet. So it simply means a residence that has appliances, lighting,
heating, air conditioning, TVs, computers, entertainment audio & video
systems, security, and camera systems that are capable of communicating with
one another and can be controlled remotely by a time schedule, from any room in

Case study (the Norwegian smart housing project:

  This project was part of the
health insurance and health care system. The purpose was to emphasize safety
and independence for the elder and the disabled as well as enhancing the quality
of health services with reasonable costs. The smart system was integrated in
their existing houses which differ from building a new home with smart system.
The system depends on sensors and surveillance to manage the life of the
resident. An example of how does smart housing help the healthcare service
provider and user is at a time of sudden medical emergency. The senior bed is
optimized with sensors and the bedroom with surveillance system so when the
senior leaves the bed at night and if a certain medical emergency happened then
the system identifies that he is gone for a long period and alerts the
authorities to provide help. This can help the authorities by minimizing the
false alarm preparation for some incidents and raises the quality of the
service. In that project the smart system was useful in supporting independence
in life as well as enhancing the municipal services.

The advantages of the project for the user are increased safety and increased
independence. The advantages for the municipalities are improved quality of
services, improved working conditions for employees and financial benefits.
This project proved that the financing system contribute to the establishment
of the technological infrastructure. Also the attitude of the employees affects
the use of technology. Moreover the project in a whole was relatively
inexpensive. It also proved the importance of Technical awareness to avoid
mistakes (installing chips and cords / the wiring system).


Smart housing can be integrated in the existing building or during the
building process but the advantage of installing smart housing during the
building process makes it important to plan ahead for it in the projects. For
example, they are cheaper, part of a totality, save part of conventional
installations and the installation can be concealed.

There are several requirements to implement smart systems into existing
buildings. The requirements for the staff that The technology must be reliable,

home systems in Egypt due to its efficiency as well as the priceless fell of

facilitate working from home.

Analysis: this feature integrates the smart
housing with smart governance and smart city systems. So it improves the
service quality therefore the quality of life. The feature simply means that
the system can identify the needs of the user and use communications to deliver
it. This means that we can reduce the need for commuting to get the service
which reduce or eliminate the street jam, energy consumption, pollution and
reduce the pressure on services. For example, the system will identify certain
medical condition then alert the hospital which will evaluate the situation and
decide to send an ambulance or not. In the previous scenario the system also

systems is cost and time efficient but one of the main concerns about it is the
main way of collecting data which is monitoring the surroundings and full time
surveillance. Sharing such information threatens human privacy. Also hacking
the system will leak so much information about the residents which is risky. Another
concern is that the way home automation work may put human freedom into risk as
the system controls every appliance and service in the house an example of that
is the door locker control system.

The smart housing
implementation will also affect architecture as it will change the way we think
of home. Some function will get less important and some spaces will not have the
same importance. With the smart system the house also can contain more or new
activities that will affect its design. The distance from the residential area
to the center of the governmental buildings can now get greater allowing the

While Smart housing projects use technology to enhance people’s life,

previous systems, still this technology contain and share very personal

The technology is very useful in some community projects like the elder
and disabled housing and from that perspective it is very cost-efficient. 

In the private housing project using that technology has its remarkable
benefits that overcome the cost on the long run.

Smart housing project in Egypt is exclusive for some compounds and
private residential buildings and for entertainment and security purposes.
Still there are lots of opportunities in integrating it in the elder and
disabled housing to increase independence and welfare and decrease the cost of
health care by remotely monitoring the residents.

Remarks for future research  

The system’s privacy should be enhanced to minimize the amount of information
shared out of the system.

There should be new laws and codes that regulate the use of that
technology and protect the people’s privacy.
